Introduction

Need an easy to way to qualify your clients?  Don’t want to carry around another calculator for loan qualifications?  Not interested in paying $50 or even more for a qualification calculator?  REQualify allows you to enter specific loan parameters for any loan type.  You can also enter multiple qualifications for multiple clients and save them for future comparison.  All on your PDA without having to buy and/or carry around another calculator.

REQualify also allows you to analyze various loan types (FHA, VA, Conventional, etc.).  It allows you to change the Gross Debt Services (Income only) and Total Debt Services (Income-Expenses) ratios for each of these loan types.  You can enter as many loan types as you like and recall them for future use.  You only enter the information once.  REQualify provides a maximum payment amount (PITI), and range estimates for Total Loan, and Total Price for the GDS and TDS ratios provided in the selected loan.  The Total Loan and Total Price calculations are for based on Principal and Interest (PI) only and do not include any expenses or closing costs. 

A reports module is provided allowing you to print estimates on your PC.

Prerequisites and Requirements

This software product requires a PalmOS® version of 3.5 or better.  Please ensure that this requirement is met before attempting to install this software.  If you are uncertain which version of the PalmOS® you are using, please refer to your PDA documentation or visit our software support forum.

Installation

If you are unfamiliar with installing files on your PDA you may want to refer to your PDA documentation for detailed instructions.  This software is distributed as a single file in WinZip format.  WinZip is a utility that compresses multiple files into one file.  You must have the WinZip utility installed on your personal computer to open the distribution file.  If you do not have WinZip installed you can download it for free from download.com .  Additional information is available on our Software Support Forum under General Information and Discussion.

  1. Open the distribution (.zip) file using WinZip.
  2. Click on the Install icon on the WinZip tool bar and follow the instructions to extract the installer..
  3. Run HotSyncâ to move the installer to your PDA.
  4. Tap the REQualify Install icon on your PDA.

Tips and Tricks

Below are a few tips and tricks for using the REQualify program more effectively and efficiently.

  1. Loan Types – Use the Loan Types button on the Welcome Screen to set up parameters for the various loan types you want to use in your qualifications.  REQualify is distributed with sample loan type parameters for FHA, VA, and Conventional Loans.  Please review the Gross Debt Services (Income only) and Total Debt Services (Income-Expenses) ranges for accuracy and applicability to your local market.  You must have at least one loan type setup before you can use the system.

  2. Clients – Use the Clients button on the Welcome Screen to set up a list of Client names to use throughout the system.  You must have at least one client entered into the list before you can use the system.

  3. Active Field Labels – Any field ending in “*” is active.  Click on the field label (not the field itself) to active the related function.  As an example, clicking on the “Client” label on the Qualifications For Screen will activate the Clients dialog mentioned above without having to navigate to the Welcome Screen.

Reports

REQualify allows reports to be printed on your PC using the backup copy of your REQualify database located in your Hotsync® backup directory.  This capability is only available in the full version (not the demo version) of the product.  To use the REQualify reporting facility:

  1. Copy the compiled report(s) (REQualifyReports.tbc) distributed with this product into the Hotsync® backup directory on your PC.  This directory can vary by operating system and Palm Desktopâ version.  The directory is usually call Backup and located under the Palm directory on your PC (i.e. C:\Palm\Backup)
  2. Download and install the current version of the TBViewer© program from http://www.sandsusa.com/TBReports/ .  The TBViewer © program is FREE for viewing precompiled report (ending in .tbc).  Make sure you read the documentation provided with TBViewer©.
  3. Start the TBViewer© program and open the compiled report that you copied into the Hotsync® backup directory.

Please note that reports are run on the backup of the REQualify database on your PC.  Make sure you Hotsync® your PDA before running a report to ensure the backup on your PC has the most current data from your PDA.
