Question: We have a second home that we use as a rental and have recently found ourselves in a bad bind my husband has been sick with kidney prolems for a few weeks and not able to return for a few more and we are drowning i debt, which when we decided to turn to this second home to try to help us out we found out that a bankruptcy that we had 2 1/2 years ago has now dropeed our score over 100 points we are currntly under 500 my husband is a 492 middle score and I am a 499 middle score we are not sure if you can help us butif you could we are pretty desperate. The home we have is market value 59900 the last appaisal was in 2003 and ut valued at 53000 te realtor told us last year that he would price it at 59900 we owe 46900 on the house we have problems with our credit but we have never had a late payment on not one single mortgage payment EVER!!! I hate to say this, but from what you wrote, I see several problems with doing this refinance. The lack of emplyment, prior bankruptcy coupled with I'm assuming current late payments/chargeoffs and the value vs existing loan amount spells out a hard time..not to mention the low loan amount in itself. I would look to a local town bank for help or maybe a local Mortgage Broker. Sorry to say it doesn't look good, at least not with what I see so far. Good Luck!

Richette, it's a month later now, but if you still need help, I may be able to help you before things to far out of control. I can do refi/debt consolidations with situations just like yours. The bk is not a problem, nor are the collections, etc. that may be out there. The sub 500 score is a problem, but it doesn't have to be.
