Deciding to sell your home is the first of many logical steps to generating the final sale. Real estate selling is not as easy as some people think it is though and even though some sellers are tempted to go it alone and not seek the help of a real estate agent, this is not the best option.

Most people who sell their property on their own find it hard to generate interest in their property because they cannot list their house in the MLS (multiple listing service) or any home search engines. Only licensed real estate agents can list in these. Other reasons why people selling their own homes have problems include the fact that buyer agents do not typically show their clients around these homes and homes that are being sold by the owner are almost always over priced.

Using a real estate agent can help get your house sold quickly and for a fair price. Anyone with a license can be a real estate agent so how do you know that you are actually getting represented fairly? The answer is to use a Realtor.

A Realtor is a real estate agent that is a member of the National Realtor Association. As a member they follow a strict code of conduct and ethics, to represent you fairly in any real estate dealings.

A realtor can help you put together a marketing plan, solve any outstanding problems with your property and advise you on most matters. It is also a good idea however to also seek the advice of a tax consultant, as there are tax implications from the sale of any property.

Whether you purchased the home or acquired it by gift or inheritance, amongst other things will make a huge difference in how the government views your tax entitlement.
