Blue Diamond will be home for Mountain's Edge, the newest master planned Community in southwest Las Vegas.
More than 1,923 acres are dedicated to residential development in 71 single and multi-family subdivisions, with a blended density of 6 units an acre.
The median price for a new home at Mountain's Edge is estimated at $240,000, with residences ranging from $175,000 to $600,000. The first models are expected to open by May. "It took six years to assemble the land for Mountain's Edge," says John Ritter, CEO of Focus Property Group. "It's our biggest and most ambitious project to date."
Focus Property Group, the Las Vegas-based developer paid $159 million for 992.5 acres at the U.S. Bureau of Land Management's November 2002 land auction.
After a $150 million infrastructure investment that included a $9 million, 300-acre detention basin and $4.2 million lift station, work on the project started in February of 2004. Mountain's Edge calls for 98 acres of retail-commercial complexes and 43 acres of office development, plus four elementary schools, two middle schools and a high school.
Amenities consist of a 20-acre picnic area, a tennis complex, a performing arts amphitheater, a skate park, two baseball diamonds, and two multi-use fields. Additionally, there is a 20-acre exploration park and a Western-themed play park with an animal garden, a water tower, slides, a tee-pee climbing net, and a native American archaeological digging area.
The Mountain's Edge development utilizes indigenous landscaping with Mojave yucca, creosote brushes and acacia shrubs. Greey Pickett Partners of Scottsdale. Arizona served as the landscape architect. Roughly 3,200 plants are being moved and restored as part of the project's natural environment. An aged stone wall and Mission-style tower flanked by olive groves will line the Mountain's Edge entrance.
"This is going to be a Tuscany-themed development, emphasizing Old World charm," Ritter says. "There will be open space and pedestrian paseos that run throughout the project, linking school and park sites with wide sidewalks along the roadways allowing pedestrian access in and around the project."
