NAR Survey reveals Home Buyers and Sellers Profiles
The National Association of Realtors (NAR) have released revealing results from a survey, the 2004 NAR Profile of Home Buyers and Sellers, tracking profiles of homebuyers and sellers annually. The survey offers plenty of fresh insights into the industry's mercurial consumers. The survey asked questions like: Who's buying homes? Who's selling homes? How do they behave? What are they spending? What are their expectations of the buying/selling experience?

According to the results of the survey, 40% of homebuyers were purchasing for the first time, with nearly 24% identifying themselves as visible minorities. First time homebuyers searched on average for nine weeks, saw nine homes; while the repeat buyer searched seven weeks and walked through ten homes. The median age of all buyers was 39 years, with a median household income of $67,100. More than 50% of homebuyers had no children, and 20% of buyers purchased a new home.

Real estate agents were used in 77% of home purchases. The internet has become more of a tool as 53% of buyers used the internet during their search. Interestingly, people who used the internet were more likely to use a real estate agent than those who did not use the Internet to find a home. Ultimately, 38% of homebuyers first found out about the home they purchased through a real estate agent. 44% of homebuyers used agents referred from friends, relatives, or neighbors.

The typical home seller owned their home for six years before selling, and 55% purchased a bigger home than the one they sold this year. Eighty-two percent sold a detached single-family home. About 80% of sellers used a real estate agent to perform the tasks related to the sale of the home. Interestingly, real estate agent loyalty was evident with 73% of sellers using only one agent before listing their home. Of these, 38% of them used an agent after a referral from a friend, neighbor or relative; and 54% of sellers chose their agent based on reputation. However, sellers were not as satisfied with their agents as buyers were. Only 63% reported that they would use the same agent again or recommend the agent to a friend.
