What are the two most important factors when selling a home?

There are two important factors that really affect the sale of your house, even in a boom sellers market, but especially in a buyers market. Whilst experts may argue that the location of your property is a big factor in the sale of your house, the two dependant factors that affect the sale of your home are

a) The sale price

b) The condition of your home.

The ‘For sale’ price of your property is a big factor in determining how prospective buyers, against the current market conditions, view your home. The sale price being set a the correct market value is likely to generate a fast sale i.e. your property will it be snapped up like a loose ten dollar on the side walk.

A frightening thought for a seller is that their property stays on the market for too long. This protracted sale can have an incidental effect, especially if you are looking to move to a new property after your house has been sold.

To set the right price you should have your broker or realtor carryout a free comparative market analysis, to compare your house against other similar houses that are on the market. The comparative market analysis can help you and your agent decide how your home compares to others and set the correct price to get a quick sale.

The condition of your property is also an important factor in the sale of your home. A home in good condition is much more likely to be sold faster than one that is not. The look and feel of your house is important to generating a sale and the outside and inside should be cleaned, washed and freshen to generate interest in your house.

Also important is making sure that any minor and possible major repairs are carried out before you show someone around the house. If you are concerned about the condition of your house then it maybe beneficial, on your part, to hire an appraiser, to carryout an expert analysis of its condition.
