What is the best time to sell your house?

So you have decided that you want to sell your home but want to maximize the real estate market conditions in order to obtain the most profit from selling your home in a minimal amount of time. That’s understandable, as all home sellers want to achieve this. Therefore the first question you have is, “What is the best time to sell your house?” Unfortunately, the answer is there is no particular best time to sell your house or home. The real estate industry is a steady industry that grows on a consistent rate but unfortunately is unpredictable from day to day. Local economic conditions and the basic principle of supply and demand means that it is practically impossible to determine the best time to sell your home. Often, a large number of homes in your neighborhood suddenly become available at a time where you want to sell your home, which reduces the amount of leverage that you have.

Although it is impossible to identify the best time to sell your home, it is important to note that weather conditions often play a role in determining local real estate market conditions. Usually in temperate climates, the weather plays less of a role. However, in most areas in the United States of America, the strongest real estate selling season lasts through May and June.

As most individuals do not want to go through the laborious process of buying a home and then doing all of the necessary things required to make that home theirs (such as cosmetic changes) in the winter, it is usually not recommended to put your home on sale during the winter. Additionally, winter changes the focus of most individuals and therefore reduces the pool of available prospective homebuyers.

Usually this winter lull begins in November and lasts until February. In February, the housing market begins to pick up slowly up to the peak spring real estate market of May and June. Judging by recent home selling statistics, July is the slowest month for real estate sales. This is caused by the strong spring market and also due to the amount of prospective homebuyers who are away for their summer vacations. The real estate market begins to pick up slightly fall the fall between September and November.

Although weather plays an important role on the real estate market conditions, most veteran real estate agents believe that the salability of your home increases if it is made available for prospective homebuyers to see continuously.
